Residential Reroof

HOW WE APPROACH RESIDENTIAL REROOF

01

Free On-Site Estimate

We come out, walk the roof, and give you a written quote the same day. No vague ballparks over the phone — we look at the actual job before we price it.

02

Material Selection

We offer TAMKO shingles (Heritage, Titan XT, Stormfighter FLEX), exposed-fastener metal panels (R-panel and U-panel), and concealed-fastener standing seam systems. We'll help you choose what makes sense for your pitch, budget, and how long you plan to stay in the home.

03

Full Tear-Off

We strip everything down to the deck. Every layer of old material comes off. We inspect the decking before we put anything on top — if there's rot or damage, we show you and address it before continuing.

04

Deck Prep & Underlayment

We install synthetic underlayment on every job — not felt paper. It's stronger, more water-resistant, and holds up better during installation if weather moves in. Metal systems get the appropriate underlayment for their specific profile.

05

System Installation

Every system is installed to manufacturer spec. Shingles get proper nail placement and overhang. Metal panels get correct lap, sealant, and fastener torque. Standing seam panels are roll-formed and clipped correctly. This is what gets you the warranty — we don't skip steps.

06

Cleanup & Final Walkthrough

We run a magnet through the yard for fasteners, haul off all debris, and do a final walkthrough with you. You shouldn't find a scrap of material when we leave.

New Construction

HOW WE APPROACH NEW CONSTRUCTION

01

Builder Coordination

We get your schedule up front and work backwards from your dry-in date. We don't show up whenever — we hit your window so other trades aren't sitting idle waiting on us.

02

Framing & Deck Review

Before we start, we check the roof framing and sheathing. If there's a problem with spacing, fastening, or moisture, we flag it to the GC before it becomes our problem — or yours.

03

Dry-In & Underlayment

We install synthetic underlayment as soon as the deck is ready to protect the structure while other work continues. Metal panel systems receive appropriate underlayment for their profile. We treat your dry-in date like a hard deadline because it is one.

04

Full Roofing System Install

Whether it's shingles, exposed-fastener metal panels (R-panel or U-panel), or concealed-fastener standing seam, everything goes in as a complete system. Ridge, pipe boots, flashing, trim, and ventilation — all installed correctly the first time.

05

Documentation for Inspection

We provide all required documentation and can coordinate directly with inspectors. If you need a certificate of completion or manufacturer install records, we've got it.

06

Repeat Builder Pricing

If you're building more than one home, talk to us about volume pricing. We work with small and mid-size builders who need a reliable roofing sub they can count on consistently — not whoever's available that week.

HOW WE APPROACH REAL ESTATE ROOFING

01

Get Us the Inspection Report

Send us the buyer's inspection report or lender requirement letter. We review exactly what's flagged and scope the work to address each item — nothing more, nothing less.

02

Written Quote Fast

Deals move on deadlines. We turn around a written quote quickly so it can be submitted to the other party, lender, or title company without killing your timeline.

03

Scope Accepted — We Schedule

Once the scope is agreed upon by all parties, we schedule the job to fit the closing window. We've done this before. We know how tight the timelines get and we plan accordingly.

04

Work Completed Before Closing

We complete every item on the agreed scope before the closing date. Sellers don't have to come out of pocket upfront — payment is handled at or through the closing table.

05

Completion Documentation

We provide written confirmation of completed work, photos, and any manufacturer certificates required by the lender or appraiser. Whatever the title company needs, we have it ready.

06

Paid at Closing

Our invoice is submitted to the title company and collected from the proceeds at closing. No invoices chasing sellers. No delays waiting on checks. Clean and straightforward for everyone involved.

Fix the Problem, Not Just the Patch

  • Same-week scheduling available
  • Root-cause diagnosis
  • Matching shingles sourced when possible
  • Before & after documentation

HOW WE APPROACH ROOF REPAIRS

01

Diagnosis First

Water stains on your ceiling don't always point directly to the leak source. We trace the path — checking flashing, valleys, penetrations, and the field of the roof — before we touch anything.

02

Honest Assessment

If the repair makes sense, we'll tell you exactly what it is and what it costs. If the damage is extensive enough that a repair is just delaying a reroof, we'll tell you that too. We're not going to take your money for a fix that won't hold.

03

Flat-Fee Quote

You'll get a written quote before we start. No hourly billing, no "we found more problems" surprise invoices halfway through. The number we give you is the number you pay.

04

Material Matching

We source matching shingles when possible. It won't always be a perfect color match on older roofs — we'll be upfront about that — but we always use the correct shingle profile and weight class.

05

Photo Documentation

We photograph the damage before we start and the completed repair after. If you're filing an insurance claim, these photos matter. We'll give them to you.

06

Storm Damage Assistance

If hail or wind caused your damage, we can help document it for your insurance claim. We know what adjusters look for and how to make sure legitimate damage gets properly assessed.

Free Inspections

HOW WE APPROACH FREE INSPECTIONS

01

Schedule & Show Up

You call or fill out the form. We give you a specific time window — not a four-hour "someone will be there" range — and we show up when we say we will.

02

Full Exterior Inspection

We physically get on the roof. We check every section: shingle condition, flashing, pipe boots, ridge caps, valleys, gutters, fascia, and any penetrations. We're not doing a drive-by from the street.

03

Attic & Interior Check

With your permission, we go into the attic and look for signs of moisture, inadequate ventilation, and deck damage from the inside. A lot of roof problems show up here before they show up on your ceiling.

04

Photo Documentation

We photograph every issue we find. You'll have a visual record of your roof's condition regardless of whether you work with us or not.

05

Written Report & Honest Recommendation

You get a written report with a plain-language condition rating and a clear recommendation: no action needed, repairs needed, or full replacement needed. We tell you what we'd do if it were our house.

06

Zero Pressure

We don't follow up with hard closes or scare tactics. If you need time to think, take it. If you want to get another opinion, do it. Our job is to give you accurate information — what you do with it is up to you.
